Spacious and bright semi-furnished apartment in Hostafrancs, Barcelona. 60m2 habitable apartment in perfect condition near Plaza Espanya, La Campana and Las Arenas shopping center. The property has a living room with access to a large balcony, an exterior double room and another single room (also exterior), two full bathrooms with a shower and bathtub and an independent equipped kitchen.
Five-year contracts, with a minimum stay of six months. From the sixth month, you can give one month's notice of your intention to terminate the contract without penalty. (In some cases the contracts are for seven years and the minimum permanence is one year, check with your advisor). All supplies are registered and have continent home insurance. The tenant must take out civil liability insurance.
The economic solvency requirements that must be demonstrated must meet a minimum income of 2.5 times the value of the rent.
Example: If the rent is €1,000/month, the minimum demonstrable income must be €2,500/month.
If you want to make a reservation for the apartment you are interested in, you must make a payment of €500, this will allow you to block the apartment for seven days, during which time a manager will carry out the solvency analysis and present your application to the owner.
Economic rental conditions: 2 months deposit, agency fees (10% of one year's rent), current month's payment.

El inmueble dispone de salón comedor con acceso a gran balcón, una habitación doble exterior y otra habitación individual (también exterior), un baño completo con bañera, un aseo de cortesía y una cocina independiente equipada.
Contratos de cinco años, con permanencia mínima de seis meses. A partir del sexto mes, puede notificar con un mes de antelación su intención de rescindir el contrato sin penalización. «Service Maintenance 24/7»: during your stay, you can use our 24/7 ShBarcelona maintenance service. They will be able to assist you and if is necessary will send a person to solve any problem that has occurred in the apartment. This service is free of charge. However, please note that if the problem is derived from misuse or accident attributable to the tenant, then the repair costs will be charged.
« Ready to move in»: all our apartments are furnished and equipped. All of them have a washing machine, bed linen and blankets; you just have to bring your personal belongings and your own towels. The apartment will be thoroughly cleaned before your arrival.
Outside of these hours, the keys will be delivered in the apartment directly and it has an extra cost.
· Weekdays from 6:00 p.m to 10:00 p.m, extra charge of 30€ and from 10:00 p.m to 9:00 a.m, extra charge of 50€.
· Holidays and weekends surcharge of 30€ all day until 10:00 p.m and 50€ after 10:00 p.m, until 9:00 a.m.
The acceptance of your request will be decided by the owner.
The owner of the booking is entitled to the full refund of the booking amount paid to ShBarcelona, if the contract is not finalized for reasons attributable to the property, without in any case, having the right to demand any additional compensation.
In addition, it is important to keep in mind that although the apartments have insurance that covers water damages, fire and civil liability, this insurance does not cover damages or possible theft of your personal belongings. ShBarcelona is in charge of the change of ownership by the local energy suppliers, the change of ownership of Aigües de Barcelona, for data protection and reasons beyond ShBarcelona's control, must be done by the tenant.

The keys will be handed over during office hours (Monday to Friday from 9am to 6pm). Outside these hours or on public holidays, you will have to pay an additional €30 to the agent who will give you the keys.
Be careful, if you lose the keys to the flat, you will be charged an additional €50.
Possible additional charges:
- Check-in weekdays between 18:00 h-23:00 h = €30.
- During the weekend or holiday: €30.
- During the weekend or holiday: €30 (All day until 11:00 p.m.)

Make an imprint and a pre-authorization, therefore, the amount will not be charged and this pre-authorization is valid for 7 days.
With this option you will be charged of an extra amount of 20€ to organize the deposit back upon departure. Please note that if you pay cash, the amount will be returned once it has handed over the keys and if the apartment conditions are satisfactory.
The number of persons who may use the apartment may not exceed the number of persons for which the apartment is supposed to be used, except for children under two years of age. Pets are allowed only when permission has been granted.
