Taxes for property owners

We would like to inform Barcelona’s property owners of the taxes that must be taken into account when you rent out your property.

  • ITP (Impuesto de Transmisiones Patrimoniales or transfer tax) and AJD (Actos Jurídicos Documentados or mortgage tax): This tax applies to buying, selling and renting out property. In case of a rental property, the tenant pays these taxes only once and within 30 days after signing the rental contract.
📌 ShBarcelona informs all property owners of the applicable taxes and takes care of property tax declarations and payments for its clients.
  • IVA (Impuesto sobre el Valor Añadido or VAT): This type of tax must be paid by property owners who provide hotel services, such as tourist accommodations.
  • Tasas de alquiler turístico (tourist tax): In Catalonia this tax is officially called “Impuesto sobre las estancias en establecimientos turísticos“. All tourists with a stay of up to 31 days are charged with this tax.
  • Declaración del alquiler en el IRPF (income tax): Anyone who receives income from renting out a property must declare this with the tax office as rental income.

If you are a property owner and would like to have the best return on investment, please contact our expert team at ShBarcelona. We can help you sort out all your options.
