How to book the apartment?
«Easy booking»: pay everything (current month’s rent + 2 months’ rent security deposit + agency fee). The only thing left to be done is to come to our office on your check-in date to collect the keys.
«Two steps booking»: pay one of the 2 months rent security deposit in advance (which will be deducted afterwards from the whole initial payment) to book the flat, and pay the remaining amount any time before moving in.
Our monthly rental reservation policy does not allow reservations to be made more than 12 days after the accommodation availability date. If you are in this case and you are interested in a specific property, contact us to consult directly with the ShBarcelona commercial team.

We will charge an amount from the second month of the lease depending on the bedrooms: 1 bedroom 100€, 2 bedrooms 140€, 3 bedrooms 180€, 4 or more bedrooms 240€. These payments will be regularized once the lease ends with the real expenses being made in the flat.
Acceptance of the case
ShBarcelona will notify you the result of your request within a maximum of 24 hours.
The acceptance of your request will be decided by the owner.
«Service Maintenance 24/7»: during your stay, you can use our 24/7 ShBarcelona maintenance service. They will be able to assist you and if is necessary will send a person to solve any problem that has occurred in the apartment. This service is free of charge. However, please note that if the problem is derived from misuse or accident attributable to the tenant, then the repair costs will be charged.
« Ready to move in»: all our apartments are furnished and equipped. All of them have a washing machine, bed linen and blankets; you just have to bring your personal belongings and your own towels. The apartment will be thoroughly cleaned before your arrival.
Cleaning
The final cleaning of the apartment is mandatory and will be charged to the tenant; the price is set according to the total area (m2) of the apartment.
Keys collection
The keys will be handed in our office in C/Sepúlveda, 154 Bajos. Our business hours are from 9:00 a.m. to 6:00 p.m., Monday through Friday, without interruption, and 10:00 a.m to 1:30 p.m on Saturday.
Outside of these hours, the keys will be delivered in the apartment directly and it has an extra cost.
· Weekdays from 6:00 p.m to 10:00 p.m, extra charge of 30€ and from 10:00 p.m to 9:00 a.m, extra charge of 50€.
· Holidays and weekends surcharge of 30€ all day until 10:00 p.m and 50€ after 10:00 p.m, until 9:00 a.m.

The owner of the booking is entitled to the full refund of the booking amount paid to ShBarcelona, if the contract is not finalized for reasons attributable to the property, without in any case, having the right to demand any additional compensation.
In addition, it is important to keep in mind that although the apartments have insurance that covers water damages, fire and civil liability, this insurance does not cover damages or possible theft of your personal belongings. You can contact us to find out how to acquire insurance against burglary.

It is important to take into account that, although the apartments have home insurance coverage, this insurance does not cover damages to third parties or the possible theft of your belongings. How to buy?
Make a sales proposal “Compraventa”
a. You must make a formal offer at our office,
b. Accompanying this proposal, you must leave a deposit of €2,000 to guarantee the seriousness of the offer,
c. The offer will mention two dates: for the Sales agreement and for Deed of sale with a notary,
d. We will transfer your offer to the owner of the apartment.
Receive the answer within 5 working days
a. The owner accepts your offer, go to the next step, or
b. The owner turns down your offer, your deposit will be refunded.
Sign Deed of sale
a. You may choose a notary, or we can recommend one, there is no difference of cost,

Formalize the sale agreement “Contrato de arras"
a. The contract is drawn up in the office, it will be included in the agreement, the apartment description and surface, the conditions of sale, the signing date of sale’s the Deed of sale and how the outstanding amount will be paid,
b. It’s usual to anticipate 10% of the total price when signing, but the parties are free to agree otherwise,
c. The law provides for obligations on the parties and regulates the effects of their eventual failure.
After sale steps
As a new owner, you will be registered at the land Registry ; this process will be done by the same notary where you signed the Deed of Sale,
As a new member of the community of owners, you have to inform the administrator of the building and facilitate your bank account for direct debit payments and to be notified of meetings,
You should contact the energy supply companies (water, gas and electricity) for the change of ownership and direct debit payments, ideally providing actual readings,
You must to inform Barcelona city hall for the change of ownership of IBI (Property Tax), that you must pay one year after purchase.
Important
What cost involves buying a flat?
You should calculate approximately 12% pf the property price. That amount includes taxes (10% of the price), the notary time and registration of Deed in the land Registry.
What happens if a party fails to meet its commitments?
a. If the seller fails to fulfill its “obligation to sell” in the agreed terms, he must return the double of what the buyer has given him.
b. If the buyer fails to fulfill its “obligation to buy” in the agreed terms, he will lose all the money already paid.
Arrival
As it shown on the contract agreement, you must contact us when you are close to your final destination.

If you are travelling by plane, let us remind you that you need to contact us once you have recovered your luggage.
If you are coming by car, please call us 30 minutes before your arrival.

Our staff will not go to the apartment you rented until we receive information from you.
Key handling
Please note that the agent responsible for the check-in can only give you the key to the flat when you have paid the total price of the accommodation.
The keys will be handed over during office hours (Monday to Friday from 9am to 6pm). Outside these hours or on public holidays, you will have to pay an additional €30 to the agent who will give you the keys.
Be careful, if you lose the keys to the flat, you will be charged an additional €50.

Departure
The apartment must be vacated necessarily before 12 a.m. From this moment, the person in charge of the cleaning will proceed to prepare the apartment for the next guest. In any case the deposit will be refunded before you return of the keys of the apartment.
You will be asked to leave the apartment in a reasonable condition and take out the trash and clean the dishes or else an extra cleaning fee will be requested.
During the check-in, you will agree your departure time with our agent to facilitate the return of the keys.
Cancelation fees
In case that you wish to cancel your booking:
If you inform us about this fact 30 days or more in advance before your check-in date, you will be charged 50% of the down-payment as a cancelation fee.
If you inform us about this fact within less that 30 days before your check-in date, that will exclusively imply the loss of your down payment.
In the event of a breach in the booking agreement by the company, the same cancellation policy will apply.

The number of persons who may use the apartment may not exceed the number of persons for which the apartment is supposed to be used, except for children under two years of age. Pets are allowed only when permission has been granted.

In the event of any infringement of the aforementioned obligations, ShBarcelona at its sole discretion will be entitled to request the client to leave the apartment, without offering any type of compensation.
Warning
Disturbances, excessively loud music and parties are very clear: all are strictly forbidden. Guests staying in an ShBarcelona apartment should know that if parties are held or havoc is caused, or if the neighbours complain they may call the police and this can result in immediate eviction regardless of the time of day or night and it could represent having to pay a fine.
The client signing the check-in form will be responsible for the correct behaviour of all the persons accompanying him or her. Failing to comply will result in loss of the prepaid rent and refundable damage deposit and we will not give any type of compensation.
Also note that by booking with ShBarcelona you have already accepted our terms and conditions and will therefore be expected to abide by these rules. You will also be expected to sign these rules upon check-in on your arrival day.
Quiet time is every day from 22.00 PM to 8.00 AM.
We appreciate your collaboration in this matter and hope you understand that these rules are necessary as these apartments are all situated in residential buildings where people have to live and get up for work early. Nightly rest of these inhabitants must be respected.
Neither ShBarcelona nor the owner of the apartment shall be liable when a guest damages the apartment, when there is a loss because of a fire, when the place is robbed or if there was any other criminal behaviour.

What is a short term rental of a tourist apartment?
A tourist apartment is fully equipped and furnished, it is also provided with blankets and towels. All you need is to bring your luggage. -

How can I make sure that my apartment is booked?

When can I check-in?
The official time for check-in is from 3pm to 7pm. If you arrive before 3pm, you must confirm with the contact person if you will be able to access to your apartment earlier, if it is available. Please note that check-in is not possible before 12 noon. During office hours, from Monday to Friday from 10am to 7pm, we will be happy to keep your luggage, so you can start to enjoy the city. If you arrive after 7pm on Saturdays, Sundays or holidays, you will need to pay an amount of 30€ to the agent in charge of the keys' delivery. -

When do I get the keys?
In most cases, we welcome you directly at the flat, we deliver you the keys when the balance has been paid and the floor inspected. In the booking contract you can view the agent contact details who will be checking in. Please communicate with him, once you have collected your bags at the airport, you are close to the train station or bus, or you are 20 minutes distance from Barcelona in the GPS of your car. In case the contact person does not respond you always have the emergency number. It is very important that we know about your arrival time approximate and you keep us informed in case of delay in the expected time of your arrival, to avoid unnecessary waiting. -

How do I know if the flat is provided with internet, lift and air conditioning?
You can find the equipment of the flat In the apartment description at the web. You should note that the agency is not responsible in case the lift is out of service or any unforeseen event, but we will always do our best to find a quick and pleasant solution and guarantee your comfort. -

Please observe that ShBarcelona Terms and Conditions with regard to disturbances, excessively loud music and parties are very clear: all are strictly forbidden. Guests staying in a ShBarcelona apartment should know that if parties are held or havoc is caused or if the neighbours complain they may call the police and this can result in immediate eviction regardless of the time of day or night and it could represent having to pay a fine. The client signing the check-in form will be responsible for the correct behaviour of all the persons accompanying him or her. Failing to comply will result in loss of the prepaid rent and refundable damage deposit and we will not give any type of compensation. Quiet time is every day from 22.00 PM to 8.00 AM. -

Do I have to share the apartment with other people?
Not at all. You rent the whole apartment and only share it with members that appear in your reservation. -

Are there any extra charge upon arrival?
You only have to pay for the check-in service, if you make it out of office hours, the rest is included. If you arrive after 7pm on Saturdays, Sundays or holidays, you will need to pay an amount of 30€ to the agent in charge of keys' delivery. -

What does the cleaning service include, who is in charge and it is mandatory?
Cleaning fees are mandatory because it guarantees a standardized cleaning level for the apartments, respecting the environment and a certain comfort level. We do not doubt about your cleaning standards, but we consider a specific list to satisfy the expectations of all our guests and tenants. Also, if there is any inconvenience and you are not satisfied, we will contact the cleaning staff again to assist you. The cleaning service includes the complete preparation of the apartment: cleaning of bathroom, living room, kitchen, bedroom and other rooms, bedding (clean and made beds) and towels (one kit per person, per stay). -

When do I pay the balance of the apartment?
The total payment of the apartment must be paid upon your arrival, before the delivery of the keys. The payment can be made by credit card or cash. -

Can I bring more guests than those who are in the flat contract?
The booking is made for a specific number of people, which can vary according to the capacity indicated on the apartment description. All those who are not declared in the reservation cannot stay in the apartment. -

Can I change my booking dates?
If you need an extension and the apartment is available, we can extend your stay. If you want to reduce your stay, this is interpreted as a cancellation and the amount that has been paid cannot be refunded. -

Cancellation policy
If you cancel with thirty days or more in advance of your arrival, we will refund you 50% of the deposit paid on your booking. If the cancellation occurs later, within 30 days prior to your arrival, the amount paid on the reservation will not be refunded. -

The apartments can accommodate kids?
Kids are always welcome at ShBarcelona. We have a cradle service according to availability. Please refer to information to book a cot. In addition, the stay is free for children up to 3 years old, with own cots. -

Can I get some discount?
Our system calculates automatically discounts. Besides, we can be able to give you an extra discount depending on your stay, special cases or depending on the apartment. -

Do you have apartments with capacity for big groups?
We have spacious apartments or situated in the same condominium, ideal for big groups, you can find it in our browser. We have holiday apartments for up to 10 people. Please, contact us. -

Could I change the apartment rented, if I am not satisfied with this one?
We provide our guests all the necessary information of the apartments that we rent. Also, we are at your disposal to guide our guests in their choice. Being thus, the client, the person in charge of his decision choosing an apartment. The change will be interpreted as a cancellation and you should make a new booking. -

Can I get help in case there is any emergency in the flat?
You can contact us for any question or problem during office hours, from Monday to Friday from 9am to 6pm. Also, we provided a number in case of emergency. Please take note that out of office hours calls are exclusively for emergencies such as fire, flood, lost of keys. etc. We appreciate your understanding.
