Es troben alternatives com ara lloguers de llarga estada (de m\u00e9s de 2 anys), lloguers tur\u00edstics (per dies o setmanes) o lloguers de temporada (de setmanes fins a 12 mesos), hi ha molta rotaci\u00f3 al banc de pisos de Barcelona. Per exemple, els pisos de lloguer tur\u00edstic, tan utilitzats actualment a Barcelona, tenen una durada que van des d&#8217;uns dies a setmanes, estipulats pr\u00e8viament al contracte. Normalment el preu s&#8217;abona una part abans d&#8217;iniciar l&#8217;estada i una altra en finalitzar-la, i en aquests casos simplement s&#8217;abandona el pis, es retornen les claus, es deixa en l&#8217;estat estipulat i llestos. En el cas dels <strong>lloguers de temporada<\/strong>, sol passar alguna cosa semblant, i quan es compleix el contracte s&#8217;abandona el pis o, si es vol ampliar l&#8217;estada, se signa un nou contracte. Si es decideix abandonar el pis abans de finalitzar el contracte, \u00e9s possible que hi hagi una penalitzaci\u00f3, tot i que l&#8217;habitual \u00e9s que s&#8217;indiqui pr\u00e8viament al mateix contracte. Un cop s&#8217;ha avisat al propietari o a l&#8217;ag\u00e8ncia que s&#8217;abandonar\u00e0 l&#8217;apartament, s&#8217;haur\u00e0 de pagar l&#8217;\u00faltim mes de <strong>lloguer<\/strong> (o la part proporcional) i esperar que el propietari o l&#8217;ag\u00e8ncia retorni la fian\u00e7a, en cas que el <strong>pis<\/strong> estigui en bones condicions. Si hi ha desperfectes o modificacions \u00e9s possible que no es retorni part o la totalitat de la fian\u00e7a. \u00c9s per tant important deixar el pis en les millors condicions possibles i preguntar al propietari o ag\u00e8ncia sempre que es vulguin fer <a href=\"https:\/\/www.shbarcelona.cat\/blog\/cat\/tecniques-de-home-staging\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>modificacions<\/strong><\/a> com ara penjar quadres, canviar els mobles existents, fer certes reformes o pintar o modificar parets o mobles. La fian\u00e7a \u00e9s b\u00e0sicament una asseguran\u00e7a que disposa el propietari per destinar recursos econ\u00f2mics en cas que els inquilins facin malb\u00e9 o modifiquin els elements existents d&#8217;un <strong><a href=\"https:\/\/www.shbarcelona.cat\/blog\/cat\/com-guanyar-espai-al-teu-pis\/\" target=\"_blank\" rel=\"noopener noreferrer\">immoble<\/a><\/strong>. En el cas que el pis no disposi de mobles, el llogater haur\u00e0 de deixar-lo buit tal com el va trobar pr\u00e8viament. Un cop realitzada la mudan\u00e7a, es retornen les claus al propietari o a l&#8217;ag\u00e8ncia.
