Per a expedir el certificat energ\u00e8tic del teu pis de lloguer s&#8217;inspeccionar\u00e0 <strong>l&#8217;a\u00efllament<\/strong> amb el qual compte, les seves <strong>condicions<\/strong> de confort i les funcions <strong>d&#8217;ocupaci\u00f3, funcionament i salubritat<\/strong> del seu interior.<\/p>\n<p style=\"text-align: justify;\">El document recull tots els aspectes energ\u00e8tics de l&#8217;immoble i els qualifica en una categoria coneguda com <strong>l&#8217;etiqueta energ\u00e8tica<\/strong>. Contacta&#8217;ns!<\/a><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Com_aconsegueixo_el_certificat_energetic\"><\/span>Com aconsegueixo el certificat energ\u00e8tic?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p style=\"text-align: justify;\">Per a aconseguir aquest document \u00e9s necessari que et posis en contacte amb <strong>empreses professionals<\/strong> dedicades a aix\u00f2. Recorda que el certificat t\u00e9 una <strong>validesa de 10 anys<\/strong>, dels quals despr\u00e9s ser\u00e0 necessari expedir de nou un altre certificat d&#8217;efici\u00e8ncia energ\u00e8tica.<\/p>\n<p style=\"text-align: justify;\">Tot i aix\u00ed pots sol\u00b7licitar-lo de nou <strong>abans d&#8217;aquest per\u00edode<\/strong> si has realitzat reformes que afectin la qualificaci\u00f3.<\/p>\n<p style=\"text-align: justify;\">El preu d&#8217;aquesta acreditaci\u00f3 <strong>dependr\u00e0 de l&#8217;empresa externa contractada<\/strong>, ja que en cap cas est\u00e0 regulat pel Govern. T&#8217;aconsellem que tri\u00efs als professionals que m\u00e9s s&#8217;ajustin a les necessitats del teu pis de lloguer sol\u00b7licitant m\u00e9s d&#8217;un pressupost. Has de tenir clar que el preu m\u00ednim a Barcelona per a expedir aquest document \u00e9s de <strong>45\u20ac<\/strong> m\u00e9s l&#8217;IVA i les taxes administratives de registre.<\/p>\n<p style=\"text-align: justify;\">A Catalunya, si el teu certificat energ\u00e8tic rep una etiqueta del <strong>tipus A<\/strong>, estar\u00e0s <strong>exempt de pagar<\/strong> les taxes administratives, i en cas d&#8217;obtenir una etiqueta del tipus B rebr\u00e0s una bonificaci\u00f3 de descompte del 50% en aquestes taxes.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Quins_habitatges_no_necessiten_el_certificat_energetic\"><\/span>Quins habitatges no necessiten el certificat energ\u00e8tic?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p style=\"text-align: justify;\">Disposar del certificat energ\u00e8tic a l&#8217;hora de <strong>llogar el teu pis o vendre&#8217;l<\/strong> ser\u00e0 obligatori en el 90% dels casos, aix\u00ed i tot, segons el Reial decret 235\/2013 en algunes excepcions no \u00e9s obligatori:<\/p>\n<ul>\n<li>Si l&#8217;immoble compta amb una superf\u00edcie \u00fatil de menys de 50 m\u00b2 i es troba en una zona a\u00efllada.<\/li>\n<li>Quan es compri per a la seva demolici\u00f3 o per a sotmetre&#8217;s a una reforma integral.<\/li>\n<li>Si el lloguer ser\u00e0 d&#8217;un m\u00e0xim de 16 setmanes (4 mesos) a l&#8217;any.<\/li>\n<li>Quan \u00e9s un edifici industrial que ser\u00e0 utilitzat com un taller o l&#8217;activitat que en ell es desenvolupi.<\/li>\n<li>Els edificis religiosos o monuments hist\u00f2rics.<\/li>\n<\/ul>\n<h3><span class=\"ez-toc-section\" id=\"Consequencies_de_no_disposar_dun_certificat_energetic\"><\/span>Conseq\u00fc\u00e8ncies de no disposar d&#8217;un certificat energ\u00e8tic<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p style=\"text-align: justify;\">Si no compleixes amb cap d&#8217;aquestes caracter\u00edstiques, llavors ser\u00e0 <strong>obligatori disposar d&#8217;un certificat d&#8217;efici\u00e8ncia energ\u00e8tica de la teva propietat.<\/strong> En cas de no disposar d&#8217;aquesta documentaci\u00f3, de tenir-la caducada o falsejar les seves dades, pots ficar-te en seriosos problemes.<\/p>\n<p style=\"text-align: justify;\">La <strong>Llei 8\/2013 de rehabilitaci\u00f3, regeneraci\u00f3 i renovaci\u00f3 urbanes, <\/strong>de 26 de juny, disposa sancions de des de 300 euros fins a 6.000 euros per als incomplidors d&#8217;aquesta llei. Pel que millor que t&#8217;asseguris de disposar de l&#8217;acreditaci\u00f3 abans d&#8217;iniciar el proc\u00e9s de lloguer del teu pis.<\/p>\n<p style=\"text-align: center;\"><a class=\"fasc-button fasc-size-large fasc-type-flat fasc-rounded-medium ico-fa fasc-ico-before fa-chevron-circle-right\" style=\"background-color: #a50022; color: #ffffff;\" href=\"https:\/\/www.shbarcelona.cat\/serveis-propietaris\/lloguer-temporada\" target=\"_blank\">T&#8217;ajudem a llogar el teu pis<\/a><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Rangs_de_multes\"><\/span>Rangs de multes<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<h4><span class=\"ez-toc-section\" id=\"Lleus_de_300_a_600_euros\"><\/span>Lleus: de 300 a 600 euros<span class=\"ez-toc-section-end\"><\/span><\/h4>\n<p style=\"text-align: justify;\">Aquestes infraccions solen ser les m\u00e9s comunes:<\/p>\n<ul>\n<li>Anunciar la venda o el lloguer del teu pis sense incloure el certificat energ\u00e8tic.<\/li>\n<li>No disposar del certificat en vigor a l&#8217;hora de vendre o llogar el teu pis.<\/li>\n<\/ul>\n<h4><span class=\"ez-toc-section\" id=\"Greus_de_601_a_1000_euros\"><\/span>Greus: de 601 a 1.000 euros<span class=\"ez-toc-section-end\"><\/span><\/h4>\n<ul>\n<li>No registrar el certificat en l&#8217;organisme que li toca.
